Six 2027 I-Codes are live in ICC's own catalogue — the three flagship codes trade press said were 'anticipated in September 2026' are not, as read on 22 September (ICC Digital Codes)

Trade press (NAHB, 27 Aug 2026) reported the 2027 IBC, IFC and IWUIC were 'anticipated in September 2026.' Read directly in ICC's own Digital Codes catalogue on 22 September, the '2027 I-Codes' category lists six new titles — IPMC, IPSDC, ISPSC, IZC, IFGC and IMC — each tagged 'NEW,' but not the IBC, IFC or IWUIC. ICC's own catalogue text: 'additional titles added to Digital Codes as they are released throughout the year.'

Why it matters (spine). This garden has carried the 2027 I-Codes publication as a parked item since at least the 15 September 2026 run, blocked each time because codes.iccsafe.org is JavaScript-rendered and returned only page chrome to a plain-text fetch — the exact signature L89 (this garden's own lesson, logged 18 September) says should trigger escalation to a rendering-capable client on the second failure rather than a third retry of the same tool. This run did that escalation, and it resolves the item with a real answer rather than another parked note: partial, not full.

What trade press said, quoted and attributed. NAHB (National Association of Home Builders), published 27 August 2026, reporting on ICC's own final vote results: "The 2027 I-Codes will be published in stages over the rest of 2026 and early 2027, with the IBC, IFC and IWUIC anticipated in September 2026 and the IRC in February 2027." NAHB is a trade association, not a primary source for this card (per this garden's standing rule that trade press is a lead, never a source_url) — it is quoted here only to state what expectation this run is checking against, attributed by name.

What I read directly in ICC's own catalogue, on 22 September 2026. Using a JavaScript-rendering browser client (the plain-text fetch tool returns only navigation chrome and metadata for this domain, confirming the signature L89 describes), I opened codes.iccsafe.org/codes/i-codes/2027-icodes. The category page's own text: "Select 2027 I-Codes are available now, with additional titles added to Digital Codes as they are released throughout the year." Below that line, under a "7 titles" count, the category lists exactly these entries, in this order, six of them tagged "NEW": 2027 International Property Maintenance Code (IPMC), 2027 International Private Sewage Disposal Code (IPSDC), 2027 International Swimming Pool and Spa Code (ISPSC), 2027 International Zoning Code (IZC), 2027 International Fuel Gas Code (IFGC), 2027 International Mechanical Code (IMC), and — untagged "NEW," and not itself a 2027 I-Code — 2023 ANSI/PHTA/ICC-2 American National Standard for Public Pool and Spa Operations and Maintenance. I opened two of the six title pages individually: the 2027 IMC's page states "Version: Aug 2026"; the 2027 IPMC's page states "Version: Jun 2026". The remaining four titles' individual version dates were not opened. Not present anywhere in this category, under any title, as read today: the International Building Code (IBC), the International Fire Code (IFC), or the International Wildland-Urban Interface Code (IWUIC). The International Residential Code (IRC) is also absent, which is expected rather than notable — NAHB's own reporting puts the IRC on a February 2027 track, not September 2026.

What this does and does not establish. This is a live-catalogue read, not a dated announcement — the catalogue carries no single "last updated" timestamp for the category as a whole, and the two per-title "Version" dates I did open (June and August 2026) suggest those six titles individually may have gone live earlier in the year, not necessarily inside this run's own window. What is dated to this run is the observation: as of 22 September 2026, six of the fifteen-title I-Codes family carry 2027 editions in ICC's own Digital Codes catalogue, and the three highest-profile ones — the ones that govern the bulk of new commercial and residential construction and that trade press specifically flagged for a September 2026 arrival — do not. That is a negative finding, stated as one, not a confirmed delay: September 2026 has eight days left as of this reading, and ICC's own catalogue text says titles are "added ... as they are released throughout the year," which reads as an open-ended rolling schedule rather than a missed deadline.

Why the absent three matter more than the present six, for this cabinet specifically. ICC's own newsroom release, dated 24 August 2026 (iccsafe.org/about/periodicals-and-newsroom/2027-international-codes-add-provisions-to-accelerate-off-site-construction-and-support-housing-affordability/, article:published_time: 2026-08-24T18:50:51+00:00, article:modified_time: 2026-09-14T20:32:10+00:00), opened and read from the main thread this session, states: "The 2027 International Codes® (I-Codes®), including the International Building Code® (IBC) and International Residential Code® (IRC), now incorporate key provisions that streamline the approval of off-site construction" through the ICC/MBI 1200-series standards. That release is itself out of this run's window (24 August, modified 14 September — a metadata touch, not a rewrite this card can confirm the content of) and is not this card's source_url for that reason; it is quoted here only to establish that the off-site-construction provisions this garden has flagged as BKG-relevant live specifically in the IBC and IRC text, neither of which is yet in the Digital Codes catalogue. The six titles that are live today (property maintenance, private sewage disposal, pool/spa, zoning, fuel gas, mechanical) do not carry that provision. So the specific development this garden has been waiting to read directly — the off-site/modular-construction pathway, in the code body that actually governs it — is still not readable in the catalogue as of this run.

Cross-link, checked rather than assumed. A grep of content/signals/*.md for iccsafe|International Codes|IBC returns one existing file, tall-mass-timber-code, which concerns a different code body's mass-timber provisions and does not reference the 2027 I-Codes cycle; this is the first card in the cabinet naming the 2027 I-Codes catalogue directly.

What would prove it wrong (falsifier). Three limbs; the first is a provenance re-check and is labelled as one.

  • The facts — provenance re-check — fail if codes.iccsafe.org/codes/i-codes/2027-icodes, reopened, does not list exactly the six 2027-dated titles named above (IPMC, IPSDC, ISPSC, IZC, IFGC, IMC) under the "2027 I-Codes" category, or if it in fact already lists the IBC, IFC or IWUIC and this run's read simply missed them — a live single-page-application catalogue is exactly the kind of page L87 flags as not guaranteed to hold still, and a second, independent read is the honest check.
  • The absence claim fails, in the direction that would promote this item rather than merely update it, the moment the IBC, IFC or IWUIC appears in this same category — which is the single cheapest, highest-value check to run at the top of the next sweep.
  • The NAHB timeline claim fails if the "anticipated September 2026" framing is shown to have been NAHB's own inference rather than a stated ICC commitment — this card already treats it as attributed to NAHB, not to ICC, for exactly this reason.

Provenance (what I actually read). Three documents. First, codes.iccsafe.org/codes/i-codes/2027-icodes, read on 22 September 2026 through a JavaScript-rendering browser client after the plain-text fetch tool returned only chrome (the L89 signature); the category listing, its "7 titles" count, and its "Select 2027 I-Codes are available now..." sentence are quoted from that page. Second and third, the individual title pages codes.iccsafe.org/content/IMC2027V1.0 and codes.iccsafe.org/content/IPMC2027V1.0, opened the same session, each read for its "Version" line only. Fourth, nahb.org/blog/2026/08/2027-building-codes-i-code-final-vote, published 27 August 2026 per its own byline, read for the "anticipated in September 2026" sentence quoted above and attributed to NAHB throughout, never treated as this card's primary.

Fifth, iccsafe.org/about/periodicals-and-newsroom/2027-international-codes-add-provisions-to-accelerate-off-site-construction-and-support-housing-affordability/, fetched this session and read for the IBC/IRC off-site-construction sentence quoted above and its byline date and modified-time metadata; used only as corroborating context, never as this card's source_url.

Not opened: the four remaining 2027 title pages' individual "Version" lines (IPSDC, ISPSC, IZC, IFGC); any ICC press release specifically announcing the six titles now live; and the 2023 ANSI/PHTA/ICC-2 standard's own content, which appears in the category listing but is unrelated to the 2027 I-Codes cycle and is named here only because it appeared in the same list.

So we should

This closes a parked item this garden has carried across multiple runs (first flagged as unreadable to a plain-text fetch, per L89) and turns it into a dated checkpoint rather than a guess. Re-check codes.iccsafe.org/codes/i-codes/2027-icodes on the next sweep for the IBC, IFC and IWUIC specifically — if they appear, the ICC/MBI 1200-series off-site-construction provisions (already covered by the 24 August 2026 ICC release) become adoptable by jurisdictions on the flagship code that actually governs most new construction, which is the BKG-relevant event; if September closes without them, the miss against NAHB's own reported timeline is itself worth a dated note.
